Buying a House
We have several ways in which someone with less than perfect credit
can purchase a home of their own. The pre-qualification requirements are
minimal.
Do You:
- Earn a household income that is at least 2.5 times the monthly
mortgage payment?
- Have (or can get) 5% to 10% of the purchase price for the down
payment?
That's it! Your past credit history is of little consequence to us.
We want to see folks get a chance at the American Dream of Home
ownership.
HOW DO WE HELP BUYERS?
Lease/Purchase Plan - With a
non-refundable option to purchase deposit, one of our homes can be
leased
initially so that the buyer can build - up the necessary additional down
payment, repair tarnished credit, or get more job stability, whatever is
stopping them from purchasing. When these issues are addressed (within one
to three years) the buyers apply for a new mortgage to purchase the
home. This also works great for a family that needs immediate occupancy
or wants to try before they buy.
Owner Financing Plan - With a down
payment, some of our homes can be purchased with flexible terms.
HomeThirst will create a special mortgage for you in which you
will not have to go through the nightmare of the normal bank
qualification and mortgage process. This plan is most beneficial to the self-employed, or those whose credit is so tough that a banking
institution will not mortgage them.
