Terms: (LTV) Loan to Value; (ARV) After Repaired Value

+/- 70% LTV: Proposed Loan is well secured by Real Estate

INTEREST RATE: 15% Calculated on the outstanding balance 

DISCOUNT POINTS: Additional One Percent (1%) of borrowed amount due to investor at sale of property and loan payoff (Each time we turn a property, you get a bonus)



EXAMPLE: Taking 98 days to Purchase, Repair, and Sell Home

$89,000 Appraised After Repaired Value (ARV) 70% $62,300 Loan Amount

$2543.92 Interest to Investor - 98 Days X 25.96 per Day

$623.00 1% Additional Points Paid to Investor upon loan payoff

$3166.92 + $62,300 (assume max borrowed amount) due investor at sale

Assume "turning" $62,300 every 98 days equals 3.72 "turns" (purchases and sales) in one year and 3.72 times the $3166.92 in the above example equals $11,780.94 income per year on $62,300, or 18.91% per year

Of course some properties would be smaller, larger, quicker, or longer which will alter the annualized rate of return. 

Investor will be protected by generally accepted real estate loan documentation filed at time of purchase securing the investor's first lien position on the property. 

All interest/income due the investor on this type of transaction to be paid the investor at the closing of the sale of the property.
